What Counts as a Small Bathroom
For pricing purposes we treat a bathroom as small when it is under around 4m². That covers the typical upstairs bathroom at the back of a Victorian or Edwardian terrace, many 1930s semi-detached bathrooms, and most en suites and cloakrooms. It is the size where every centimetre matters, which is why layout choices have such a big effect on both the look and the final price.
Small Bathroom Renovation Cost by Type of Job
The label on the job matters more than the floor area. These are the starting points we quote from in Greater Manchester, before your survey confirms the details:
- Walk-in shower conversion: from £2,800, typically 3 to 5 working days. Replaces the old enclosure or bath with a level-access tray or wet room floor, frameless glass and a thermostatic valve.
- Small bathroom refurbishment (new suite, same layout): £4,500 to £7,500. A small bathroom usually sits at the lower end of this range.
- Full small bathroom renovation: from £4,500, typically 5 to 8 working days, including new suite, tiling, plumbing and electrics.
- En suite or cloakroom refit: often £3,500 to £5,000 depending on the fittings chosen.
- Small wet room: from £5,500, typically 7 to 10 working days, including full tanking and a linear drain.
- Brand new en suite built into a bedroom: from £6,500, typically 8 to 12 working days, including the stud wall, first-fix plumbing, extraction and tiling.
- Full renovation with a new layout: £7,500 to £14,000. Only likely if you are moving the toilet, sink or bath to new positions.
Our bathroom renovation page shows every option with a fixed-price approach, and the guide to what affects bathroom renovation cost explains each factor in more detail.
Why a Small Bathroom Is Not Half the Price
It is a common assumption that a bathroom half the size costs half as much. It rarely works out that way. The strip-out, first-fix plumbing, electrics, waterproofing, ventilation and finishing are largely fixed jobs, they take much the same effort whether the room is 3m² or 6m². What does shrink is the amount of tiling, flooring and materials, and sometimes the number of days on site. That is why a small room lands at the lower end of a range rather than far below it.
Three choices move the price more than the size of the room does:
- Moving the toilet or sink. Relocating soil pipe runs is one of the biggest cost drivers in any bathroom and often adds £600 to £1,200.
- Suite quality. A standard ceramic suite versus a premium brand such as Villeroy & Boch or Duravit can shift the cost of the suite alone by £1,000 to £2,500.
- Underfloor heating. A popular add-on, usually £400 to £700 in an average-sized bathroom, and a real comfort upgrade in a small tiled room.
Where You Can Save Money
- Keep the layout. Leaving the toilet, sink and shower where the pipework already is avoids the soil pipe relocation cost entirely.
- Choose a walk-in shower with a low-profile tray instead of a full wet room if the budget is tight. It gives an open look without the full tanking and linear drain.
- Pick a standard ceramic suite. Good quality standard suites look excellent and last well, and the gap to premium brands is a large part of many budgets.
- Keep the scope clear. Decide what is in and out before the survey. Changes halfway through are where costs creep.

Where Not to Cut Corners
A few things are worth paying for properly in any bathroom, and a small one is less forgiving of mistakes because there is nowhere for moisture to go:
- Waterproofing. Correct tanking and sealing behind tiles and around the shower is what stops damp problems years later.
- Ventilation. Small rooms steam up quickly. A properly ducted extractor fan protects the whole renovation.
- Electrics. Lighting, shaver sockets and extractor fans fall under Part P of the Building Regulations and must be done by a qualified electrician.
It is also worth setting aside a contingency of 10% to 15%, especially in older homes. Our guide to hidden bathroom renovation costs explains what usually turns up once a room is stripped out.
How Long a Small Bathroom Renovation Takes
Small bathrooms are quicker to complete. A walk-in shower conversion typically takes 3 to 5 working days, a full bathroom renovation 5 to 8 working days, a small wet room 7 to 10 working days, and a new en suite from scratch 8 to 12 working days. Our guide on how long a bathroom renovation takes in Manchester breaks down the stages.
How to Get an Accurate Quote for a Small Bathroom
- Ask for a proper survey before any price is given, not a quick estimate from photos.
- Get a fixed-price, itemised quote that states what is included and what would be raised as a variation.
- Tell your contractor about access, narrow stairs and on-street parking are common in Manchester terraces and can affect deliveries and waste removal.
- Compare like with like. Check every quote covers the same suite, tiling, electrics and waterproofing before comparing totals.
